We have been hosting hundreds of happy repeat guests in Kissimmee, FL since 2010.

* Please review Rental Agreement before making reservation or making inquiries. We will be getting your e-signature on rental agreement before check-in date.

* We do not accept pets due to association restrictions. Emotional Support Animals (ESA) are not required to be hosted by Owners as per Florida laws. Service Animals must meet strict criteria required for their designation. We would require documentation about Service Animal that we would need to share with Association in advance. Many homeowners have video doorbells that they use to report any pet at any place inside the resort.

Please be aware, Florida has passed a state law wherein false/ misleading representation of Service Animal is deemed as a criminal "misdemeanor" for which Osceola County Police will prosecute. Guest is responsible for any damage inside the Condo due to their Service Animal. Simply put, if you have any pet, just scroll away and look for a home that welcomes your pets.

* At Resort Security you will be required to show your driver license/ passport. Guest agrees to provide a clear photo of their driver license/ passport to Owner through text/ WhatsApp/ email for ID verification, so Owner can register Guest in the resort system (Proptia). If incorrect/ fraudulent ID is provided, Resort Security/ Owner will report it to Osceola County Police. Fraudsters beware - we have zero tolerance for this, and you have been warned!

* Guest understands this home is being provided strictly for their stay. There shall be no party or any illegal activity in this home. In case of violation, Guest will be immediately evicted out without any refund. The resort strictly prohibits any kind of party and maintains Quiet Hours between 10 pm – 7 am.

* To ensure safety of our property manager, cleaners and other resort guests, there shall be no outside visitor inside the Condo during Guest stay. Please meet your visitors outside the Resort OR in the resort Clubhouse. Please do not bring them along to the condo even temporarily. If you need clarification, contact Owner.

* There is a Ring Video Doorbell for security. If Guest tampers with it, they will be immediately evicted (with the assistance of Osceola County Police) without any refund.

Our 3 bed 2 bath 1,246 sqft resort-style luxury condo at Windsor Hills Resort offers you 'home away from home' experience. It offers you the ability to relax and unwind in an informal setting with the amenities of an upscale hotel. We are conveniently located at 3 miles (5 kms) from the gates of Magic Kingdom (Disney World). Our condo is on the second floor, just a few hops on stairs; however we also have two elevators (lifts).

Our condo has LCD TVs, and all beds have memory-foam mattresses. We have free high-speed wireless internet for our guests.

This gated resort-community is secured through single-point entrance and Security personnel. Upon arrival at the resort you will need to show your Driver License/ Passport and obtain a parking tag for the duration of your stay. If you find the Resort Security very strict, that's intentional. They are doing their job to keep the resort secure. So please be kind to them at time of first entry.

Question 1: Is the Condo available for my dates?
Response: Yes, if it shows in Calendar as "available", then it is :)

Question 2: What are the additional/ hidden fees?
Response: There are no additional/ hidden fees. All applicable fees are shown while making your reservation. Our fee structure is very simple:
- Nightly Rental amount
- Additional rent for guests over a certain threshold
- One-time Departure Cleaning Fee (per stay)
- One-time Administrative Fee of $35 (per stay), which supports following costs:
* AC, utilities and water
* Linen and towels
* Wireless internet (wifi)
* Cable TV

Question 3: What is your pet fee?
Response: Pets are not allowed due to association restrictions. If you plan to bring any pet (dog/cat) with you, please scroll away and book elsewhere.
