700 yards (640m) of white fine sand beach (with sandy bottom once you are in the water) right in front of the condo. This is considered one of the best beaches in the area, very calm and perfect for snorkelling as it is protected by the coral reef just 100 yards out and where you can see the waves breaking (see photos).
525SF + patio ground floor Studio condominium. The beach area and pool are right in front of the unit, it is shared with the next-door Sunscape Akumal Beach Resort & Spa Hotel lobby (former Oasis Tulum) that, slowly, bought over 50% of the units of these 4 condo buildings and turned them into hotel rooms. So at any given time you'll have hotel guests and condo owners/tenants sharing the beach chairs, umbrellas (palapas in Mexico) and pool. They make sure the beach is perfectly clean. The only thing you won't be getting is the free booze or any of the 'all inclusive' services. Your 'all inclusive' will be the fridge in the unit. I usually leave some essentials (coffee, bread, bananas, milk, cereal, beer, red wine, cheese, etc) that you can either replenish or leave the money for it before you leave.
Great location right in between Playa del Carmen and Tulum (beach, ruins and town).
HOW TO GET HERE
Transportation Available from and to the Cancun airport (CUN) for USD$75 each way (1:15hr ride) + tip ($10?) (Van up to 3 people and USD$85 up to 8) by Jeromy Transport . They'll wait for you at the airport with a sign with your name on it.

The Jeromi driver will be waiting for you as you come out of the airport with a big sign with your name.
Once at the condo, you could rent a car by the day from Enrique, the Caretaker of the building (really nice small car) for $35/day or $210 for 7 days.
You could also rent a car at the Cancun Airport (Blueway has really inexpensive cars, right outside the airport although they don't have the best reviews).
You could rent a car in Tulum Pueblo (15 mins south of the condo's location ) Hertz Tulum Pueblo around USD$60/day and they'll bring it to the condo, here, and pick it up when you want to return it (Fidel, who works there, told me about this).

PLUSES: one of the best beaches in the area, generally calm ad with a sandy bottom (for a while). You can swim all the way to the coral reef and the water rarely gets deeper than 7 feet. You can see colourful fish (always), turtles (sometimes), stingrays and the occasional octopus (they camouflage with the white bottom).
When it comes to transportation, you can drive (parking in front of the condo door) or take the 'colectivos' (public buses, white vans, USD$3) by walking to the highway (0.6mi/1km). On these 'colectivos' you can go 30 mins to the north, to Playa del Carmen (USD$30 by taxi) for some fun in its excellent restaurants and clubs or 15 mins to the south where you'll have access to the 2nd best beach in the world , the Tulum Beach (USD$20 by taxi), with its very bohemian crowd and eco beautiful (clothing optional everywhere on this beach, though not technically legal in Mexico). You can settle down at any of the restaurants on the beach and even spend the day there by just consuming food and drinks. This beach is a beautiful and long (more than 4mi) walking beach. The famous Tulum Ruins are at the north end of the Tulum beach (do not confuse the Grand Tulum Beach with the little and quaint beach inside the Tulum Ruins, they are different animals).
For essentials you have the town of Akumal 5 mins to the north (USD$10 taxi ride) or the town of Chemuyil 5 mins to the south (USD$10 taxi ride). For big food shopping you have a large supermarket 'Chedraui' (odd name for a supermarket even in Spanish) 15 mins north at 'Puerto Aventuras (USD$20 taxi ride) and another 'Chedraui' (and even larger) 15 mins south in Tulum town (USD$20 taxi ride). Also lots of chachkas in Tulum town.
MINUSES: road to get to the condo from the highway (0.6mi/1km) is a dirt road. If you were to get there for the first time at night you would think 'where the heck am i going?' as you drive in with jungle on both sides. Don't worry, it gets really nice once you get closer to the unit and to the unit.
Shopping for food would be fairly difficult to do by using public transportation (you would have to carry the food shopping bags in the crowded small public transportation vans, 'colectivos').The closest large supermarkets are 15 mins north or 15 mins south of the condo (by car) USD$20 taxi ride. Without a car it gets tricky. Smaller first necessities supermarkets are 5 mins north by car (Akumal Beach, not Akumal Town) or 5 mins south by car (Chemuyil), USD$10 taxi ride for both.
