for the price you absolutely cannot beat the proximity to the beach & pool. this is a condo where many locals and snowbirds are living (as opposed to very short term vacation rentals). the beach is therefore one of the most uncrowded on the strip and very beautiful and clean. without a doubt the best part of the stay. the pool, though small, is nice as well and has a shallow side for small kids.
the condo itself is clean. we had issues with the hot water in the kitchen ( has to turned on and off from under the sink) and the stove & oven have to be lit with a match ( none available, had to borrow from neighbors our first night there until we could purchase a lighter). the kitchen has a leak from the upstairs condo over the fridge; not terrible but present every morning. the ktichen is very minimally stocked with dishes and cookware, but provided enough for very basic cooking. the bedroom ( which is large and bright) faces kukukulan blvd and is insanely noisy at night. shutting the window is helpful but we wanted to leave it open for a breeze. this made sleeping difficult (impossible?) and eventually the window had to be shut and the a/c turned in instead. water pressure in the shower is poor. wireless connection is only at the ground level, central "hub" and not available in room. not sure if that is in the listing or not but I was disappointed.
staff onsite for the condo are all friendly and helpful. knowing a bit of Spanish is necessary if you are looking for area info from them; condo security and staff is nearly 100% spanish speaking besides our contact person, Nicky. it was fun to practice our spanish during our stay, and Nicky was helpful with ideas about day trips and getting us a taxi to our next destination in xpu-ha when we needed a more fluent English speaker.
overall we had a lovely time and would possibly stay again. the beach was just fantastic, I could do without some of the other drawbacks but for the cost we weren't expecting perfection.
